 You have the perfect vacation home, now what? Decorating is exciting but we understand it can be overwhelming if you don't know where to start. As an owner, you want the best and take pride in your home. The first thing a traveler looks at when choosing a vacation rental are the pictures of the home. Presentation is everything and a lot of pictures with beautiful décor will definitely contribute to booking success! Need some tips? Read on.

GOOD QUALITY FIXTURES & FURNITURE
Choose furniture for your home that will last! If you have a piece of furniture that isn't practical, it is probably time to replace it. That squeaky bedframe, the dresser with drawers that have to be slammed to close, they should be replaced. Are there cabinets in the house that don't close properly? Do the blinds work open and close? It may be time for some upgrades. Do a walk through of your house and imagine it's your first time there.  Are you pleased? Could there be anything that needs to be improved? Although we want guests to treat our home like their own, be prepared. Will the bed break if someone jumps on it? Make sure you choose good quality furniture that will outlast your home as if you were living there each day. When you receive great reviews, your rental will be booked on an ongoing basis and you will have constant vacation tenants! Remember though, accidents can happen and the furniture may have some wear and tear over time.

USE TRENDY BUT NEUTRAL DECOR
Although travelers choose vacation rentals for an at home feeling, they still seek hotel quality. In your home, your style will prevail in decorating. Be open minded though to trendy décor with a cozy feel. It's best to decorate in a way that is appealing to a majority of people despite personal taste. Although you may like bright colors and unique textiles, go for neutral and warm tones throughout the house. If you live in the mountains, you would want to go for a cozy, cabin theme. If you are by the beach, a coastal theme is always a good idea. If you're in a big city or trendy area, bright colors and unique art is acceptable. Know your area and apply that to your decorative style even though it may different from your personal preference.

LIGHTING, LIGHTING, LIGHTING
Make sure there is lighting next to each bed, even though the room may have an overhead light, a lamp can make a room feel cozy. Your guests may want to read before bed and this small attribute can make them feel right at home. Ensure there is enough lighting in your kitchens. Your guests don't know your home like you do, so making it simple to navigate through a kitchen full of gadgets and utensils will ensure no accidents. Well lit common areas, bathrooms, and hallways make it easier for your guests to set the mood, get ready in comfort, and navigate through the home. Small changes make a big difference!

MAKE SURE YOUR HOME IS COMPLETE
Walking in to a home and there is a bed, a dresser, and nothing else isn't very inviting. No décor, no pictures, no rugs. You want your guests to feel cozy, comfortable, and at home. You don't have to have every little picture frame and trinket you would have in your personal home, but making sure your house feels like a home is a major part in recurring bookings. Make sure the bedrooms have art on the walls, curtains or blinds on windows, rugs in rooms with hardwood floors and bathrooms, books or small items on shelves and tables. Small touches like this can really improve the rating of your home away from home!

REMOVE PERSONAL ITEMS
Definitely have décor throughout the house, but avoid family photos and other items that will make your guest feel they are invading. Make sure to not have any personal items in the home and if you do decide to have personal items, make sure they are in a locked space that guests cannot access. Items to remove or lock would be: personal computers or files, jewelry and bedroom possessions, family pictures, personal toiletry items, clothing, and shoes. Often time owners will have one closet they keep these items in so they will be accessible in between guests. Make sure your home is guest friendly!

HAVE THE BASICS
Guests want comfort and convenience. Make sure you have the basics! Measuring cups, coffee filters, utensils, cups, plates, bowls, tissues, paper towels, toilet paper, towels, garbage bags and any other necessities that you would use in your own home or need on a trip!
