Congratulations, you passed the inspection and closed on the house! You can't wait to list the home and start getting a return on your investment. So you may be asking yourself, "Where do I start?". If you are one of those creative designer types you may have already planned out where the sofa will be placed. But what if you are not and have no clue where to begin. Easy Air Rentals makes it super "easy" to get started in just a few short weeks. The BedroomsBefore throwing in all the decor & frills let's start with the basics. In our experience the most profitable properties are those with three or more bedrooms and two plus bathrooms. The Master Bedroom should have a really comfortable King sized bed either on a platform or boxspring base with a headboard. The second, third or more bedrooms should have Queen sized beds and possiblly one room with a set of two twins/ doubles/ Bunk Beds if it's big enough. Consider the more people in beds the more you can charge per night and accommodate. When purchasing pillows the Kings, Queens and Double beds need four pillows and Twins need at least two. Makes sure all mattresses are covered with a good quality mattress protector. The fully covered zipped ones are the best. If you want to take it a step further you can purchase pillow protectors as well, though not really necessary. All bedrooms should have at least one end table, lamp and a TV. Yes, TV's in bedrooms are very popular and we recommend purchasing a Fire Stick or Roku Smart App TV that can either sit on a dresser or be mounted on a wall. Bedrooms should have ample closet space with shelving and hanging space (don't forget the hangars). If the room doesn't have closets, a double dresser would work well. Beds can be dressed in basic clean white sheets sets, an all-season alternative down comforter & comforter cover. It's good to know that sheets and covers get stained and replaced regulary so you don't spend too much. You can purchase lovely microfiber white sheets from Amazon, Target or Walmart. When purchasing linens we recommend having three sets of everything. It's a great idea to have a mirror by the dresser or a full length mirror for your guests. The Living & Dining RoomsYour guests are going to be spending some wonderful quality time around a dining table or in the living room so make sure they are inviting and comfortable. The dining room/area should have enough seating for the amount of guests that you accommdate in the house. For example. If your house sleeps eight guests, try purchase an eight seater dining room suite. The living room should also have enough seating to accommodate all guests. We recommend when purchasing a sofa to purchase a Sleeper Sofa (either Queen or Double size) so to accommodate more guests in beds. Having a lovely centered coffee table, end tables and great quality and easy to clean rug is recommended. Lighting is important so throw in some lamps if needed. A large Smart App Fire Stick or Roku TV with or without Cable is great for people to relax and enjoy their favorite shows or sports games. Having a TV console or shelving in the room is great for housing cable boxes, wires and games. Monopoly, UNO & playing cards go a long way for guests. If the home has a Den area it's great to put some additional seating with a small table for playing games or holding a drink or two. Putting in a shelf with some books, small music speakers and more games is a great touch for the Den too. The BathroomsThe bathrooms are easy. You would want to purchase a bath mat for the bath/ shower, make sure there is a toilet paper holder, towel rack, hand soap dispenser and mirror. If there is a shower or tub/shower combination, a shower curtain and shower curtain liner is a must. Purchasing the correct amount of towels is important. You should have two sets of towels per person staying at the house. Large bath towels/ sheets, handtowels and wash cloths should be in a simple white as its easier to bleach out stains. Amazon basics, Target & Walmart works great or you can go to Home Goods to find alittle more luxury items, but remember they will be replaced regularly so you shouldn't need to but anything too expensive. You will want to purchase a small wastebin, plunger and toilet brush that comes in a sealed holder. Brighten up your bathrooms with hints of color with paintings, shower curtains with designs, basic colors or some fake pot plants if you like. The KitchenThe kitchen should be fully equipped with everything your guests need to feed their hungry crew. Stainless steel appliances such as a refridgerator with ice maker, dishwasher, electric, induction or gas range stove and microwave are the basic necessities. You will want to purchase a coffee maker (Keurig/ Drip Coffee Maker), a toaster & a blender. A good set of pots, pans & lids, make sure they are dishwasher safe and safe to use on the stove range you have. Small items such as; a grater, kitchen scissors, can opener, cooking utensils, measuring cups and spoons, wooden spoons & bottle opener. Mixing bowls, chopping boards, a set of cooking knives and steak knives, paper towel holder, water pitcher, oven gloves, dish drying rack, place mats and dish towels. When selecting cutlery and dinnerware, make sure you have enough for the amount of guests the house can accommodate. You can always get a few more incase of breakages and store them. These items include dinner plates, side plates, breakfast bowls, water glasses, wine glasses, coffee mugs/ cups and we recommend plastic or melamine dinner sets & plastic glasses for ouside dining for those grilled meals. Purchasing a large salad bowl, oven trays, Pyrex oven-safe dishes and serving dishes are always appreciated by guests. Non-slip floor mats are a great addition placed infront of the sink area. When it comes to all the cleaning products, paper towels, hand soaps & dishsoaps, we provide and replensh those prior to the arrival of the next guest. For safety measures purchase a fire extinguisher and have that either installed on a wall in the kitchen or placed under the sink cabinet. Don't forget a smoke detector!
South Florida is a popular destination for our beaches, amazing climate & Palm trees. We find the majority of our guests are looking for homes with a pool and outdoor amenities as that's where they will be spending the majority of their vacation. Making sure your pool and landscaping is maintained on a weekly basis is important. This is something we at Easy Air Rentals can help schedule for you. One thing to remember when thinking about the outdoors is what amenities or activities can you provide that makes the guest experience more enjoyable? A few things we know is always a hit in South Florida is a gas grill ( Don't forget an all weather grill cover, propane tank or two and grill utensils) and a dining set with some sort of shade. Loungers next to the pool with cushions for additional comfort and outdoor seating sets (we recommend outdoor wicker/ resin sets with cushions to last in all weather). If the outdoor area is big enough or there is a yard you may want to consider getting a firepit surrounded by Adirondack chairs, some outside games like Giant Jenga or Corn Hole, perhaps a Hot Tub or Hammock. Throwing in some pool toys could be fun too. And even though it's South Florida, you would be surprised as to how many requests we get for heated pools in the cooler months. If you have a pool in South Florida and listing the house as a vacation rental, we definatley advise instaling a pool heater. Some Owners carry the cost and others charge their guests a nightly fee to use that amenity. Lastly, outdoor lighting must be considered, use string lights, spot lights on palm trees, outdoor ceiling fans and lights and pool lights.
